Our client's projects include land subdivisions, multi-unit house construction, apartments, commercial and industrial buildings, marinas and other special purpose assets including hotels and retirement complexes. Funding isn’t always dependent on having a fixed-price Head Contractor; we often work with experienced developers able to lock in a percentage of sub trades.

NZMS has advanced construction finance for over 3000 individual apartments, sections and townhouses that are complete or under construction, with many more projects in the pre-development phase.

NZMS can finance property transactions that fall outside of bank lending criteria. Our experience and financial strength gives us greater flexibility than other financiers.

Banks have many reasons to refuse finance:

-When debt servicing is difficult to prove.

-Interest payments need to be capitalised or part capitalised.

-LVR is higher than what the bank is comfortable with.

-Resource consent has not been issued.

-Perhaps a project is still in the marketing phase securing pre-sales to unlock bank funding.

-The property requires refurbishment, seismic strengthening or other works.

-The property is bare land.

NZMS bridging finance can also help borrowers hold a property while waiting to satisfy a bank’s lending conditions, finalise a property sale or complete a refinance.

We have strong and well established ties with the Banking Community. For particularly large transactions, NZMS can provide Mezzanine Second Mortgage Finance subordinated behind all of the New Zealand Banks. With these larger, more complex, and occasionally syndicated bank proposals – NZMS has specialist expertise to quickly assess terms for a subordinated tranche of Mezzanine Debt. This increases project leverage and can support the largest transactions in the Auckland Region.

The minimum loan size for NZMS Mezzanine is $ 10 million.
