Who we are


New Zealand Mortgages & Securities (NZMS) have been quietly providing development finance for many high profile commercial and larger scale residential property projects since 1983. We are situated in the Auckland area and are capable of supporting the largest property transactions in this region. The company principals are Ted Manson, the head of family company, Manson TCLM and James Kellow, a specialist property financier.

Ted started the Manson family property business with his father, Colin, in the mid 1970′s. Colin and Ted concentrated mostly on residential over the first 20 years; buying, renovating, building and selling many thousands of old and new homes and apartments in Auckland, using their own construction team.

Mansons TCLM is now a third generation business – the TCLM stands for Ted and his sons; Culum, Luke and Mac. Mansons TCLM is the most successful commercial development business in New Zealand. It manages the entire development operation – acquisition of site, planning and local authority approvals, building and construction, lease negotiation, contract and lease documentation, property marketing and management.

As the founder of New Zealand Mortgages & Securities, Ted’s in-depth understanding of how both the residential and commercial development markets work is invaluable when assessing lending applications for our clients.

James has 18 years’ experience in Property Finance. In this time he has sourced, settled and managed in excess of $6 billion worth of Property Finance transactions. During 10 years with a boutique merchant bank, he helped finance a large percentage of the major property projects around New Zealand – including literally thousands of individual apartments, houses and sections, hundreds of commercial buildings and a large number of land banking projects.

James is one of the very few Property Financiers who was able to continue lending through the GFC. He became a Director of NZMS in December 2012 with a focus on credit expansion. James holds a Bachelor of Commerce from the University of Otago, a Post Graduate Diploma in Banking from Massey University and is a Fellow of the Financial Services Institute of Australasia.

Culum Manson has spent the last 18 years in the property development business, as Commercial Director with Manson TCLM. He is responsible for the acquisition of development sites as well as the sale of completed assets, and is an expert in the commercial leasing market. Culum has negotiated the leasing deals in many of the largest office developments in the country, including Telecom, GE, Watercare, Simpson Grierson, Lumley Finance and BNZ to name a few. To date, he has completed over $1.5 billion worth of Commercial and Industrial sales transactions. Culum’s experience is particularly valuable when New Zealand Mortgages & Securities clients undertake Office, Commercial and Industrial projects.

Sarah has 17 years’ experience in property finance. During this time she has worked in large retail banks within their specialised property funding divisions. In addition to retail banks, Sarah spent circa 9 years working for a finance company specialising in mezzanine and second mortgage property lending.
Sarah has considerable experience in analysis and review of property transactions along with in-depth knowledge of credit and compliance aspects for a variety of property classes including residential, commercial and industrial investment property, multi-unit residential and commercial developments as well as land development and subdivision.
Sarah joined NZMS in 2014 with her main focus being portfolio management, enhancing NZMS credit and compliance processes and carrying out industry compliance and reporting requirements.

Luke is currently the key point of contact for new and existing borrowers of New Zealand Mortgages & Securities.
Luke has over 5 years’ experience in the Auckland Residential and Commercial property market and is responsible for the origination, analysis and execution of Real Estate Development, Investment and Bridging finance facilities.
Prior to this, he spent several years with Jones Lang LaSalle (JLL) in a Property & Asset Management role working with small to medium investors based locally and offshore.
Luke holds a Bachelor of Commerce double majoring in Valuation and Management from Lincoln University.

Megan is a recent addition, joining the team as Financial Controller for Mansons TCLM Limited in early 2015. Megan is responsible for the finance and accounting function including the provision of analytical information, feasibilities for new business, financial reporting, taxation and financial control. Megan has over 20 years experience in the Property Industry and has held various financial roles with key New Zealand property developers involved in shopping centre management, master planned communities, apartment developments and retail and commercial investments.
Megan holds a Bachelor of Business Degree specializing in Accounting and is a member of the Chartered Accountants Australia and New Zealand.

Glen is the CEO of Mansons TCLM Limited, whom he joined 12 years ago as General Counsel. Prior to joining Mansons he was a partner in an Auckland CBD law firm where he specialised in Commercial Property.
Glen has been involved in the structuring and implementation of over $1billion of commercial, apartment, and residential projects for Mansons TCLM. His legal qualifications and experience complement his commercial acumen, and enable him to provide valuable analysis of the commercial viability and risk profile of proposed projects and to assist in improving project structures for the mutual benefit of NZMS and our clients.

Luke Manson is a shareholder of Manson TCLM and has been with the company for 15 years. He manages Manson’s construction arm, which has an impressive track record of successful developments. These include well over 600,000m2 of commercial and industrial buildings, such as the award-winning Telecom Place and BNZ Quay Street, luxury residential developments like Mon Desir, and other substantial apartment complexes. Luke has overall responsibility for every construction stage, from the initial plans to delivery of the end product - and everything in between. He brings to the NZMS team an exceptional understanding of all aspects of the design and construction process; for both commercial and residential development.

Mac Manson has been a shareholder of Manson’s TCLM since 2001. He manages the group’s multi-million dollar commercial and residential property portfolio – overseeing site acquisition, management, marketing, leasing and sales. Mac has sold many millions worth of residential units and luxury homes, and has an expert understanding of all aspects of successful development. He is continually seeking new development opportunities for the company, identifying and assessing the viability of potential sites. This ‘real market’ experience is integral to New Zealand Mortgages & Securities assessment of client development and bridging loan applications, especially when we are lending without presales.
